The Client
Travelodge was the first budget hotel brand to launch in the UK
back in 1985 and the company now operates 380 hotels (over 26,000
rooms) in Ireland, Spain and the UK. Six and a half million people
stayed with Travelodge last year and the chain now employs 5,500
staff. The hotel chain is growing rapidly with plans to operate
70,000 rooms (approximately 1000 hotels) by 2020. The company also
aims to be the biggest hotel operator in London by the 2012
Olympics.
The Challenge
One of Travelodge's latest developments is a 141-room waterfront
hotel in Liverpool, which is being constructed on the site of a
derelict former car park on The Strand. The area is very densely
built up and the site is on one of Liverpool's main through-routes.
As a result, Kimpton must not only design and install high quality
M&E services on time and within budget to meet the needs of the
scheme but the firm must also overcome the inherent challenges of
the location and the very tight site on which the hotel will
sit.
The Solution
The M&E design and installation project includes heating to
all bedrooms, air conditioning and ventilation in the public areas,
including the hotel's reception and café/bar areas, plus all the
development's domestic water and drainage services. Kimpton has
also designed the ventilation provision for the kitchen and
bedrooms which comprises a natural air intake and mechanical
extraction system. The company will also design and install all the
electrical services for the building, including the fire alarm
system, the disabled refuge system, lightening protection and the
UPS system for the lifts.
