Case Studies

"Kimpton ensures that the property receives a rapid and reliable response to any H&V issues. Being a Listed building and a popular visitor attraction Speke Hall creates its own heating and ventilating challenges and we need to rely on a local company that understands the building and can respond quickly to any unforeseen difficulties."

Chester Zoo - Planned Preventative Maintenance

Chester Zoo

The Client

Founded in the early 1930's Chester Zoo has grown to become one of the largest charity zoos in the UK. Spread across some 110 acres of land and home to over 500 different species of animal, the zoo is now internationally renowned for its innovative enclosure designs, conservation strategies and successful breeding projects.

The Projects

Few environments present more challenging and diverse site service requirements than a zoo, and Chester Zoo, which prides itself on the display, breeding and conservation of some of the most exciting species of wild animals anywhere in the UK, requires major ongoing upkeep in terms of site services and maintenance.

The Solution

Having originally won the contract in the 1980's, Kimpton have been retained as the zoo's sole site maintenance provider. Throughout that time they have retained the planned preventative maintenance (PPM) contract for the entire space heating, air handling and air conditioning equipment installations site wide, including the Visitors Centre, all animal enclosures and domestic staff residences.

Given the range of environmental conditions required across the site it's little wonder that there are over 100 separate systems needed, including oil, gas and LPG fired boilers, warm air and water-based heating and cooling systems.

Regular maintenance visits by Kimpton engineers are augmented by its responsive call-out support service in the event of emergency H&V problems or repairs. With the zoo open to visitors all year round this can be a vital resource particularly in the peak climatic periods, i.e. summer and winter.

As well as maintenance provision, Kimpton is one of a number of suppliers involved in the small works design and installation of new systems as new animal exhibits and their enclosures are introduced. This has seen involvement in some of the zoo's most popular recent attractions including the Elephant and Giraffe enclosures, the Capuchin monkey house and the Secret World of the Okapai exhibit.

In 2003 Kimptons was involved in the Tsavo Black Rhino Experience, purpose built accommodation to recreate the natural surroundings in which to breed and keep rare Black rhinos. More recently, they worked on a thermostatically-controlled hot air system in the 'Islands in Danger' enclosure, home to several rare island species most notably Komodo Dragons.

Liverpool Philharmonic - Maintenance Contract

Philharmonic

The Client

Originally described as the best concert hall in Europe when it opened in 1849, before being destroyed by fire in 1933, Liverpool Philharmonic Hall was restored to its full art deco splendour as a concert hall and cinema in 1995 following a £10.3 million refurbishment.

An acclaimed and integral part of Liverpool's musical and artistic life, the venue has an illustrious history of bringing the top names from rock, jazz, roots, classical and contemporary music to the city and continues to present over 250 concerts, events and films attended by over quarter of a million people each year.

The Challenge

Some two years in the planning and execution, the Hall's 1995 refurbishment included a major modernisation programme of the 1930's structure and the addition of a new office wing. At the time Kimpton Building Services was awarded the contract to carry out the installation of all heating and ventilation equipment. This was a demanding project that had to maintain the overall character of this famous building whilst accommodating the specific heating and ventilation requirements of a modern venue and without any noise transfer from equipment to performance areas.

Having successfully completed the refurbishment work and gained such detailed knowledge of the equipment and site requirements, Kimpton have been retained ever since to carry out the Hall's service and maintenance contract. Separately, Kimpton's air conditioning division has also successfully tendered for some recent project work.

The Solution

A rolling planned preventative maintenance (PPM) programme sees Kimpton perform twice yearly checks of all building services plant, augmented by call-outs to unforeseen breakdowns.

A range of equipment needs to be maintained including gas fired boilers, large air handling equipment providing heating and cooling to the auditorium, backstage and other areas throughout the site, stand alone air conditioning systems, humidifiers and other associated equipment. Kimpton engineers work closely with the Hall's maintenance supervisor, Steve bragger, to oversee the programme.

In addition, Kimpton has also recently completed several important air conditioning installations, fitting Mitsubishi air conditioning systems within the performers' 'Green Room', IT server room and Amplifier Room, where the system has been designed to prevent the 20 amplifiers that make up the main stage sound system from overheating.

Speke Hall - Planned Preventative Maintenance

National Trust

The Client

One of Britain's most famous Tudor manor houses, Speke Hall just outside Liverpool is over 400 years old. Considered to be one of the most outstanding examples of a traditional black and white timberwork building, the National Trust-owned house and gardens is now a hugely popular North West visitor attraction.

The Challenge

Six years ago, as part of a major refurbishment project, the site's Grade 2 Listed 'Home Farm' building that had stood redundant for over 60 years was converted into a new Visitor Reception Area including restaurant and shop.

At the same time, the Grade 1 Listed Hall, originally built in 1530, also underwent major refurbishment, with new central heating and domestic hot water system installations carried out in both buildings.

The new equipment requires regular planned preventative maintenance (PPM) to be scheduled in around the Hall's busy calendar.

The Solution

Kimpton Building services were appointed to carry out the conversion of the original oil fired central heating system into an LPG system in the main Hall.

Since this refurbishment programme, Kimpton has also maintained a rolling PPM programme at Speke Hall, performing twice yearly checks of all building services plant, supported by breakdown and maintenance response in the event of problems such as boiler faults, leaks or burst pipes.

LIPA - Rolling Maintenance Contract

LIPA

The Client

Founded in 1996 by Sir Paul McCartney and Mark Featherstone-Witty, the Liverpool Institute for Performing Arts is dedicated to providing the best teaching and learning for people who want to pursue a lasting career in the arts and entertainment economy, whether as performers or those who make performance possible.

The original project involved the complete refurbishment of the Grade II listed building which dated back to 1825 and had formerly been McCartney's old grammar school.

The Challenge

Conversion of the original site into LIPA required a highly complex building refurbishment, with Kimpton's Contracts Division responsible for the original mechanical services installation at the site. The need to maintain the overall character of the listed building whilst accommodating the specific heating, ventilation and acoustic requirements of a modern auditorium venue presented a very challenging project.

Having successfully completed this and gained such detailed knowledge and understanding of the equipment and site, Kimpton has been retained ever since to carry out the service and maintenance contract

The Solution

A rolling planned preventative maintenance (PPM) programme sees Kimpton maintain monthly checks and assessment of all building services plant, augmented by call-outs and breakdown response in the event of any unforeseen problems.

A wide range of high efficient boiler plant, air handling and air conditioning units, pumps and pipe work require ongoing service and maintenance with additional dedicated bi-annual programmes of work carried out by Kimpton at Christmas and LIPA's 'dark period' in July when academic activities are at their quietest, and inconvenience to staff and pupils can be minimised.
